Condemnation & land use Real estate practice

Mr. Kramer’s practice emphasizes eminent domain litigation, primarily the representation of condemning authorities. He has handled projects including major urban freeway corridors, such as the Red Mountain and Sky Harbor freeways; traffic interchanges; roadway expansions such as State Route 179 through Oak Creek and Sedona; and has condemned property for roads, bridges, transit (including light rail), flood control, parks, wetlands, airports, public buildings, and utilities throughout Arizona.

Mr. Kramer’s practice includes assisting clients with right of way and property valuation issues arising during a project, from design through completion. These issues may include such matters as obtaining right of way clearances; utility prior rights; relocation assistance; compliance with federal and state regulations; coordination with other stakeholders and governmental entities; and preparation of appropriate documentation.

Mr. Kramer has presented programs on Eminent Domain and related topics for the State Bar of Arizona, The National and Arizona Eminent Domain Conferences (CLE International), The National Business Institute, The International Right of Way Association, and the American Council of Engineering Companies’ Conference on Roads and Streets. Mr. Kramer is co-chair of the bi-annual Arizona Condemnation Summit, and author of the “Eminent Domain” section of the Revised Arizona Jury Instructions (RAJI, Civil, 4th).
